During the afore-mentioned hours, the Village's building inspectors will be present to review all incoming applications and for applications that are complete and in proper form, inspection appointments will be issued.
The Building Department manages and approves all construction and alteration of commercial and residential buildings within the Village boundaries. It ensures that all construction projects meet both New York State Building and Fire Codes and the Village’s Zoning Codes as well as conducts fire inspections of all commercial buildings. In addition, the Building Department manages and approves all rental permits.
Any property owner in the Village of Mastic Beach can call the Building Department to schedule an informal inspection. An inspector will go to the property and perform an inspection to bring any existing violations to the owner's attention. The property owner will be contacted by mail with a list of all violations found and will be given ample time to correct all of the violations with no summonses issued.
All property owners in the Village are asked to be aware of the outward condition of their property. A property that is not maintained affects the community as a whole.
In response to constituent requests, the Building Department now accepts applications in person on a first-come, first-served basis on the days and hours noted above. Applications may continue to be mailed to the Building Department. Please note applications may not be delivered in person outside of the hours/times listed above.

A demolition permit is an official document that allows someone to demolish a structure and clear the debris from the lot at which the structure is located. Owners must apply for a demolition permit when they want to completely raze a structure or demolish a significant portion of a structure that will be left standing. Please download, print and complete the Demolition-Permit Application Packet and return to the office.
A request for a search of a property can be processed by completing a Property-Search Form and submitting a check or money order for $50.00 per parcel. Please download, print and complete the Property-Search Form and return to the office with payment.
Owners having active, valid rental permits are solely responsible for filing a rental renewal application in advance of the existing rental-permit expiration so as to avoid a period of noncompliance. For rental renewals, please download, print and complete the Rental-Registration Renewal Packet.
A Certificate-of-Existing Use (CEU) is issued for structures for which there are no records on file at the Town of Brookhaven. To apply for a CEU, please download, print and complete the Certificate-of-Existing Use Packet and return to the office.
